Andy Wilder is requesting approval of the demolition of the south portion of the existing building, which is an addition to the main building that is constructed of different materials and of a different design than the main building.  Also, approval of the design of a proposed addition to the south side of the building, which would be constructed in place of the portion of the building that would be demolished.  The applicant is proposing to construct a building addition that continues the same overall design, height, and massing of the main building.  The building is listed on the National Register of Historic Places as a Primary Significant Contributing property in the Downtown Historic District, and is commonly known as the Hodson Building or Sears Building.  The subject site is zoned C-3 (General Commercial) and is located at 331/337 NE 3rd Street and is more specifically described as Tax Lot 8700, Section 21BC, T.4 S., R.4 W., W.M.
