Ernie Munch, on behalf of property owner Historic 3rd and Ford, LLC is requesting approval of four concurrent actions. The actions include: 1) Historic Resources Inventory Amendment to revise the historical record and designation of the subject historic building and property; 2) Certificate of Approval for Demolition to allow for the demolition of the existing building on the subject property; 3) Certificate of Approval for New Construction to allow for the construction of a new building on the historic property in place of the existing building that would be demolished; 4) Downtown Design Review of the new building proposed to be constructed in place of the existing building that would be demolished. The existing building is designated as a Contributory resource (resource number C866.1) on the McMinnville Historic Resources Inventory and is designated as a Primary Significant Contributing resource in the Downtown Historic District that is listed on the National Register of Historic Places.

The applicant has conducted research into the history of the subject property, and is proposing to amend the Historic Resources Inventory based on that research and revise the designation of the building and property.  The applicant is then requesting to demolish the existing building, based on findings provided in their application materials, and construct a new building in its place that meets the applicable Downtown Design Standards and Guidelines.  The subject site is zoned C-3 (General Commercial) and is located at 618 NE 3rd Street and is more specifically described as Tax Lot 10402, Section 21BC, T.4 S., R.4 W., W.M.
